Canada Water 'Heads of Terms' agreed

Developer British Land has announced it will set out detailed plans for the colossal £2 billion regeneration project at Canada Water.

Outline proposals for the 19ha masterplan are for a new urban centre, which will include the existing Surrey Quays Shopping Centre, Surrey Quays Leisure Park, SE16 Printworks and the historical Dock Offices.

The site, which is under the control and management of British Land, has been designated by Southwark Council and the Greater London Authority as an "opportunity area" and one of 30 housing zones in London, with thousands of jobs alongside new housing proposed.  The initial plans would see 200,000sq m of  office space, 100,000sq m for retail and leisure resources and up to 3,500 homes across a range of prices and tenures developed.

British Land chief executive Chris Grigg said: "Our active programme of engagement with the local community and other stakeholders includes our fourth public consultation which started earlier this month and we are targeting submission of a planning application around the end of the financial year.

"We will evaluate phasing of the project and potential funding structures as we move closer to securing planning."

The 115sq m Printworks site at Harmsworth Quays was once where The London Evening Standard and Daily Mail were printed. It was re-opened as a 6,000-capacity music and entertainment venue (see page 21 of Southwark magazine, issue 17 for more details) in January 2017, in a collaboration with events specialists, Vibration Group.

Since opening, it has been shortlisted for two awards; it was nominated by The Event Awards for 'Best New Event Space', and the Hire Space Awards for 'Best Forward Thinking Venue', in its Best Newcomer category.

The historical Dock Offices will stay, with renovations in keeping with its original Victorian style. It was originally built in 1892 by the Surrey Commercial Dock Company, and is listed as Grade II for its architectural interest.
